Passing Inspections
7:44 PMWell good news... I got a call at 8:30 that next morning and they did accept our offer! How beyond crazy is that! Yeah it blew our mind too! Also I forgot to mention that we went to get our financing situated when we put the offer it the night before. Turns out when we got there to go with down payment matching option, we made too much money to get it, crazy, but thank goodness we had a great loan officer to help us figure out what would be the best option for us. Turns out we got 100% financing anyways and a mortgage with no PMI. For those who don't know, PMI sucks! It's paying like $100 a month to the bank just as insurance that you will make your payment. It doesn't go towards any of the loan. So this was fantastic. It ended up saving us a ton of money each month and for the entire loan.
They started moving forward with inspections that following Wednesday. This was our next hurdle to jump! I got a call Thursday regarding the inspections and going over them. Of course I thought the worst at first, considering it was a 50+ year old house. Fortunately there were NO termites and it was only a minor issue that could be fixed before we moved it. Turns out years ago there was a plumbing issue in the bathroom, and when they went in to fix it they cut a major floor joice. Due to the floor being unsupported, this caused a leak in the tub, which led to some rotting in the subflooring. I was alarmed when I found out the news, but with all of Daniel's past building experience he knew it was something that could be fixed quickly and fairly cheap. So after a few discussions with the seller and getting the repairs taken care of, they were scheduled for the first week of December. (Side note: Daniel's expertise in building has been a huge blessing during the purchase and renovations of the house! So happy to have him!!)
Here is a picture of the bathroom after the floor was ripped out. We weren't too sad to see the old floor go considering it was mint green tile......but it was a little unnerving to see this photo!
